Setting a realistic asking price is vital. Many people, including television property programs, recommend you have at least three valuations. We would agree with this as we recently sold a property for £20,000 more than another agent had suggested as an initial asking price. However please be aware that if some Estate Agents know you are having more than just their valuation they will inflate the potential achievable price to try and win your instruction. Once you are tied in to a contract you will then be encouraged to reduce the price nearer to what the other agent/s may have suggested at the outset and you will have wasted valuable time. We always recommend that you look at websites like for similar properties to yours and see how your property would fit in amongst the other listings as if YOU were a buyer looking for a similar property – if your property looks expensive in comparison that is probably what buyers will think!
